Construction delays are so common they almost seem inevitable. Industry research consistently shows that 70% of construction projects finish late, with average schedule overruns of 20-30%. 4. Close RFIs Before They Close Your Schedule
The average RFI on a commercial project takes 12-14 days to receive a response. On complex projects, response times of 21-30 days are common. - Early problem reporting: Subs are encouraged to flag problems early without fear of punishment. A sub who tells you on Monday that they cannot make Thursday's start date gives you three days to adjust. A sub who no-shows on Thursday gives you zero days.
- Data-driven discussions: "Your crew has averaged 4 workers the last three weeks against a commitment of 8" is a factual statement that leads to a productive conversation. "You guys are always undermanning" is an accusation that leads to defensiveness.
- Shared consequences and rewards: When the project finishes on time, everyone benefits (faster payment, good reference, next project). When it does not, the GC should be honest about their own contributions to delays, not just pointing fingers at subs.
The GCs who run the best projects are not the ones with the best schedules — they are the ones who create environments where subs want to perform well, problems surface early, and coordination happens naturally because everyone is aligned on the same goal.
